Omni Funding Cell Site Cash Liquidation Program

What We Do

Cell Tower Lease Program

We started with one wireless cell site liquidation to help a capital need client. Today, we work in alliance with the top cell site management company in the United States. This alliance manages thousands of wireless leases and are wireless lease experts who truly understand the opportunities and risks associated with wireless technology leases. We know how to help protect against risk and create lasting value for cell site owners. Cell site owners come together with Omni Funding to learn about the local market forces affecting their site, to receive a free lease analysis, and to determine the value of their site.

Who We Serve

Cell site owners are individuals, small and large companies, building owners, religious organizations, non-profit entities, and governments and municipalities. We work with all types of site owners in urban, suburban and rural markets.

We are not affiliated with anyone wireless carrier or tower operator. We are independent and objective. Our customer is you, a friend, business associate, referral, etc. Carriers and tower operators are typically concerned with lowering site rent or maximizing net revenue from a given site. The Omni Funding liquidation program protects against the impact of lower rent or site decommissioning and preserves the economic value of the site for the site owner. Let us show you how!

The Omni Funding Wireless Program

The concept is simple and straightforward.

  • We pay the site owner a cash lump sum based on the existing wireless lease(s) for a wireless easement on the property. The easements for a specific purpose - the operation of the cell site.
  • We do not buy the property, only an easement interest in the property. The easement enables Omni Funding to provide maximum value to the site owner. It also makes the transaction eligible for capital gains tax treatment. For taxpayers, this could mean up to 50% tax savings on the cell site rental income.
  • We assume the risk of rent reduction and lease termination.

Rent reduction or (ease termination is primarily driven by carrier consolidation. For example, when AT&T and Cingular merged, thousands of cell site leases were eliminated and thousands of site owners agreed to rent reductions. Sprint and Nextel's recent merger is now causing further cell site decommissioning and rent reduction for cell site owners.

Technological change can quickly reduce the need for existing sites. We have seen such change in the growth of distributed antenna systems, which are installed on municipal light poles. (not towers or buildings) and in the rapid decline of the paging industry, which has dramatically reduced the population of paging antennas.
